BRRRR calculator
How much cash stays in the deal?
Buy, rehab, rent, refinance, repeat. Model cash invested, refinance proceeds and rental cash flow.
Your deal
Updates as you typeAcquisition, holding & refinance costs
Pre-refinance carry should include initial-loan interest and owner-paid holding expenses. Payoff assumes the original loan principal stays unchanged. Enter other acquisition and refinance costs once to avoid double counting. Construction draws and cash needed between reimbursements are not modeled.
Rental costs & reserves
Expense percentages use gross rent and stay budgeted during vacancy. Adjust every assumption for your property.
Refinance assumptions & borrower
The loan is the lowest of your target, value-based limit and rent-supported DSCR limit. Foreign-national selection adds an illustrative 65% LTV cap. All limits are unverified planning assumptions.
BRRRR investing: common questions
What does BRRRR stand for?
Buy, rehab, rent, refinance, repeat. An investor improves a rental, establishes rental income and evaluates a refinance to replace the initial financing and potentially recover invested cash.
How is cash left in the deal calculated?
Initial cash is total project cost minus the initial loan. Refinance proceeds are the new loan minus its payoff and refinance costs. Cash left is initial cash minus those net proceeds. A negative net refinance means additional cash is needed at closing; proceeds above initial cash are shown separately as borrowed cash.
Can I always refinance at the new appraised value?
No. Seasoning, cost-basis restrictions, cash-out rules, lender leverage and rent coverage may reduce the loan. The calculator uses your modeled completed value and assumptions; confirm those with the lender before purchasing.
