DSCR loan calculator: common questions
How do I calculate DSCR for a rental property?
Divide qualifying monthly rent by the full monthly housing payment: principal, interest, taxes, insurance and association dues. $2,400 rent divided by a $2,000 payment is 1.20x. This residential rental calculator models payment coverage; the lender determines which rent and qualifying payment to use.
Can I compare interest-only DSCR loan payments?
Yes. Select interest-only to estimate current interest payments and the principal-and-interest payment after the I/O period. This assumes the same rate and unchanged balance. Some lenders qualify using an amortizing or stressed payment, so a lower initial payment does not establish eligibility.
How is rental cash flow different from DSCR?
Rental DSCR compares rent with the housing payment. Net cash flow also subtracts your vacancy allowance, management, maintenance, replacement reserves, owner-paid utilities and other entered costs. Blank or unentered expense assumptions remain $0; income taxes are excluded.
