Fix-and-flip loan calculator: common questions
How much cash do I need for a fix-and-flip loan?
Start with purchase price, rehab budget and other project costs, then add modeled interest and points and subtract the loan. The result estimates equity and financing carry. It does not account for every closing cost or the cash needed to float work before a draw reimbursement.
How does after-repair value affect a rehab loan?
After-repair value (ARV) is the estimated property value after renovation. The calculator compares the requested loan with both total modeled cost and ARV. Its maximum modeled loan is the lower of those two limits. Actual lender limits and eligible costs require confirmation.
Is projected flip profit guaranteed?
No. Projected profit subtracts entered project costs, financing costs and selling costs from expected ARV. Changes in resale value, renovation costs, hold time or selling expenses can materially change the outcome. Stress-test those inputs before making a purchase decision.
